Western Specialty Contractors’ Seattle, WA branch recently completed a project to restore the Sheraton Grand Seattle’s underground parking garage.
Located at 1400 6th Ave. in Downtown Seattle, the two-level parking structure had cracks in the slab, causing water to transfer into the hotel’s basement, kitchen and storage rooms.
The Sheraton Grand Seattle owners contracted with Western to perform the parking garage’s restoration work starting in October 2024.
Western’s scope of work to restore the parking garage and a small portion of the pedestrian sidewalk ramp included removing the existing deck coating, routing and sealing cracks, patching concrete, and applying a new deck coating.
Western’s experts used Sika One Shot for the first time for its short cure time and warranty. The coating system includes installing three layers – a primer, base coat and Sika One shot.
“The Sika One Shot system helps save time on the restoration project to ensure a rapid return to service. Using the system, Western was able to complete the project by the end of January 2025, with the employee entrance closed for the duration of the project and work performed in phases to allow the garage to stay open with two-way traffic at all times,” said Western Project Manager Ryan Dalton.
Western completed the project within budget and on schedule to the owner’s satisfaction.
Maintaining multi-million-dollar parking structures from the constant onslaught of environmental stressors and wear-and-tear can be challenging for building owners and facility managers. An ineffective maintenance routine on a parking structure can quickly lead to costly repairs and restorations that can be disruptive to tenants and cause unexpected costs and safety concerns.
Identifying and tracking problem areas has become easier with Western Specialty Contractors’ online Visual Guide & Checklist for parking garage inspections.
