Loring Green West Garage | Minneapolis, MN

Western Specialty Contractors’ Minneapolis branch restored the parking garage for the Loring Green West Condominiums in Minneapolis, MN.  

Located at 1235 Yale Place near downtown Minneapolis in the Loring Park neighborhood, Western was hired in August 2025 by property management firm FirstService Residential to make repairs and waterproof the condo complex’s three-level, heating parking garage. Two of the garage’s levels are located underground.

Western’s scope of work included:

  • 5,300+ sq ft of concrete repairs
  • Applying 64,000 sq ft of traffic coating
  • Installing 34,000 sq ft of silane sealer
  • Routing and sealing cracks
  • Replacing expansion joints

During demolition for repairs, Western’s crews discovered that a pair of post-tension cables had been severed. Western negotiated the repair with First Service Residential and had the broken cables repaired as part of a project change order.

An enclosed ramp is the only access to the parking garage for the residents of Loring Green West. Western utilized a small guest parking area outside the garage for temporary parking as crews progressed through the ramp work.

“We had to phase out the ramp repairs to allow for residents to move their cars and have a painter come in to clean its walls and paint,” said Branch Manager David Grandbois.

Western completed the project in October 2025, within budget and to the owner’s satisfaction. Encompass was the project’s consultant.

Maintaining a concrete parking structure can be challenging. Vehicles regularly entering parking garages can leave water, oil, and muck behind, which can corrode the structure’s concrete and steel support system. An ineffective maintenance routine for a parking structure can quickly lead to costly repairs and restorations that are disruptive to drivers and create unexpected costs and safety concerns. Keeping up with concrete repairs and maintaining a garage’s waterproofing will help to extend the life of any busy parking structure.
