Cobb Garage | Seattle, WA

Case Studies, Concrete Repair, Exterior Facades, Parking Structures, Seattle, WA, Waterproofing

Western Specialty Contractors’ Seattle branch completed a large concrete repair, façade restoration and waterproofing project at Cobb Garage, a parking structure located at 315 Union Street in Seattle, Washington. Serving as the prime contractor for Unico Properties, Western worked with consultant Evolution Architecture to complete the improvements ahead of a firm deadline.

The project included concrete and crack repairs, removal and replacement of sealants, and cleaning and coating the façade with silicone. Crews also cleaned and painted metal grates with Sherwin-Williams DTM coating and installed anchors and rails for artwork.

One of the project’s biggest challenges was the schedule. The work needed to be completed before the FIFA moratorium, requiring close coordination throughout the project. With assistance from the property manager and the City of Seattle, the team expedited the permitting process and obtained a permit in two weeks.

Western also faced material delays and had to coordinate stage access with the artwork installers. To help keep the project moving, crews hung three stages across the wall so work could progress efficiently and remain on schedule.

The artwork installation presented another unique challenge. Western developed a special template to keep the new anchors and rails consistent and level across approximately 120 feet of façade. Using the template, crews achieved a variance of only 1/4 inch across the entire installation.

“This project required a tremendous amount of coordination to meet a firm deadline,” said Ryan Dalton, Western Specialty Contractors Project Manager. “Between expediting the permit, working through material delays and coordinating access with the artwork installers, our team stayed focused on finding solutions that would keep the project moving and deliver quality work on schedule.”

Following completion, the finished project was celebrated at a large unveiling event, which Western foreman Sean Mosley attended on the company’s behalf.

The project began in March 2026 and was completed in June 2026. Western finished the work on time and within budget to the satisfaction of Unico Properties.
