Western Specialty Contractors’ Austin, TX Branch recently restored the parking garage at a bank headquartered in Austin, TX.

The concrete parking structure was in fair to poor condition due to weathering, daily vehicle traffic and several years of deferred maintenance. The deterioration included:

  • Cracked and chipped concrete throughout its six decks and on the stairs between the levels
  • Peeling and dirty paint on the metal framing
  • Worn deck coating on the top level in the driving lanes
  • Concrete failure on the lower levels due to lack of a traffic coating

Western’s restoration experts were contracted to waterproof and repair the parking garage. The work included applying 55,000 sq ft of deck coating, making 50 sq ft of horizontal and vertical concrete wall repairs, painting the exposed metal, and routing and sealing over 2,000 linear feet of decking cracks.

The bank’s visitors and staff, as well as the surrounding community, used the parking garage daily during inclement weather.

“The biggest challenge on the project was keeping the parking garage open and traffic flowing while working. This required us to install the deck coating in phases and create temporary drive lanes with flaggers at the corners to help with tight turns and blind intersections,” said Western Branch Manager Aaron Williams.

Western returned the parking garage to like-new condition within a month, to the owner’s satisfaction.
