Western Specialty Contractors’ Atlanta branch restored the parking garage for the 1375 Peachtree office building in Atlanta, GA.
Located at 1375 Peachtree St NE in midtown Atlanta, the parking garage includes 730 covered parking spaces, plus surface parking. The office building connected to the parking structure was initially built in 1962 and remodeled in 2019. On-site building amenities include an Anytime Fitness, Jimmy John’s, Huge x Brash Café, FedEx, conference room and more.
Maintaining a concrete parking structure can be challenging. Vehicles regularly entering parking garages can leave water, oil, and muck behind, which can corrode the structure’s concrete and steel support system. An ineffective maintenance routine for a parking structure can quickly lead to costly repairs and restorations that are disruptive to drivers and create unexpected costs and safety concerns. Keeping up with concrete repairs and maintaining a garage’s waterproofing will help to extend the life of any busy parking structure.
Western’s scope of work to restore the Peachtree garage began in December 2024 and included concrete repairs and the application of a new traffic coating. The most challenging and largest portion of the restoration was the full-depth concrete repairs, which totaled 2,400 sq ft.
“This proved challenging as we had to do this work in a parking garage that was still operational. Planning and communication with the client were very important to the success of this project,” said Atlanta Branch Manager Chet Scott.
Western created a phasing plan to keep the parking garage operational as much as possible during construction. The challenge was communicating frequently with the customer so they could inform the building’s tenants about parking deck closures.
During the application of the garage’s new traffic coating, Western’s crews discovered that they were short on material and needed to purchase more. Although the same color was ordered, the new coating turned out to be slightly different from the original material applied. To resolve the issue in a timely manner, Western went back and coated the garage’s driving lane with the new material, which gave the overall garage a nice finish, with the driving lane a lighter gray and the parking spaces a darker gray.
The customer was happy with the result, and Western completed the project on time in May 2025 and within budget.
