
Western Specialty Contractors’ Dallas Branch completed a $2.1 million, two-year pinning project that included 20,000+ supplemental lateral anchors, shelf angle modifications, and 40+ limestone and granite panel replacements.
The existing structure was retrofitted 40+ years ago to accommodate interior buildouts. As a result, the stone cladding panels began to displace outwardly over time. Wiss, Janney, Elstner Associates, Inc., was hired to conduct a structural analysis of the stone cladding, leading to a stone stabilization repair project.
The scope of work included:
- Supplemental Anchor Installation (25,000 Ea)
- Widen and Seal Below Shelf Angle (1,700 LF)
- Granite Panel Replacement (27 Ea)
- Stone Replacement “Dutchman Repair” (22 Ea)
- Silicone Joint Sealant Replacement (17,000 LF)
- Prefabricated Parapet Clamps (21 Ea)
- Isolated Limestone Spall and Crack Repairs
- Stone, Mortar, and Sealant Plugs
Western’s crew performed mockups and load testing to identify a cost-effective supplemental anchor (helical ties), which saved the owner money. As a result, the owner was able to address the brick stabilization on an adjacent elevation of the building.
Throughout the project, there were many obstacles, such as a change in anchor layout, weather, unforeseen conditions, and working adjacent to the DART rail line. However, proactive communication and value-added engineering enabled this project to stay on track. As a result, this project was completed over two years, utilizing 13,000+ man-hours.
