Western Specialty Contractors’ Los Angeles Branch recently restored and waterproofed a leaking parking deck at 4000 MacArthur Boulevard in Newport Beach, CA.
Located at the gateway to Newport Beach and Irvine, 4000 MacArthur is a Class A office space building with expansive views of Newport Beach and the distant mountains. It is located at the intersection of MacArthur Blvd. and Jamboree Road.
Facility management firm CBRE hired Western’s waterproofing experts in July 2025 to perform minor crack repairs and install comprehensive waterproofing on the building’s 19,500 sq ft parking deck that was causing significant water intrusion into a high-end car detailing center located on the lower level.
Western’s goal was to eliminate water penetration, restore the deck’s structural integrity and deliver a visually appealing finish.
Western’s scope of work included:
- Making concrete repairs that addressed localized deterioration and surface imperfections to ensure a sound substrate for waterproofing
- Installing a Sika One-Shot waterproofing system across the two ends of the parking structure as Phases 1 and 2 of a four-phase project to prevent future leaks and protect underlying spaces
Western’s experienced craftsmen addressed numerous structural cracks and joints on the deck, which required detailed surface preparation and sealant work before waterproofing could be performed.
