Western Specialty Contractor’s St. Louis Concrete Branch recently restored the concrete parking garage at 400 Chesterfield Center in Chesterfield, MO.

Constructed in 1984, the six-story Chesterfield Center offers 300 surface and 60 covered spaces in its sub-surface parking garage. Western Specialty Contractors made exploratory openings at the bottom of each PT beam, which a structural engineer evaluated. The engineer determined that the post-tension beam tendons showed signs of corrosion and required the installation of a supplemental external post-tensioning beam system.

Western’s scope of work restoring the Chesterfield Center parking garage included shoring, partial depth topside and underside repairs, full depth concrete repairs, post tension cable repairs, supplemental external post tension beam system, joint sealant installation, existing traffic coating removal, heavy-duty traffic membrane installation and expansion joint replacement.

Western’s concrete experts installed engineered shoring beneath each post-tension beam before releasing the existing post-tension beam tendons and installing/stressing the new supplemental external post-tension beam system. This work was performed in conjunction with the topside concrete and post-tension deck repairs on the parking garage’s $1 million restoration.

The original restoration scope changed over the course of the project, which required adjusting the project deadlines and sequencing of work. Western started the project in May 2023 and completed it in April 2024. Portions of the garage were closed during the restoration work.

Proper parking structure maintenance involves catching problems early and making repairs. Made of concrete and steel, these multi-level hubs shelter visitors and their vehicles from the elements and often provide access to housing or office space. However, protecting the structure itself from the constant onslaught of environmental stressors and wear-and-tear comes with its own set of challenges.

Vehicles regularly entering parking garages leave water, oil, and muck behind. Salt and deicers tracked in during the winter months can also corrode the structure’s concrete and steel support system. An ineffective maintenance routine on a parking structure can quickly lead to costly repairs and restorations that can be disruptive to tenants and cause unexpected costs and safety concerns.
