
Western Specialty Contractors’ Kansas City Branch recently restored the busy parking garage at 39th and Rainbow streets in downtown Kansas City.
The single-story public parking garage serves an adjacent hotel and nearby stores, requiring Western’s crews to perform the necessary concrete repairs and waterproofing in two phases.
Vehicles regularly entering parking garages leave water, oil, and muck behind, which can corrode the structure’s concrete and steel support system. An ineffective maintenance routine for a parking structure can quickly lead to costly repairs and restorations that are disruptive to drivers and create unexpected costs and safety concerns. Keeping up with concrete repairs and maintaining a garage’s waterproofing will help extend the life of any frequently used parking garage.
Western’s scope of work to restore the Rainbow Street garage included making partial-depth and overhead concrete repairs, which required that half of the garage’s parking be relocated to an adjacent gravel lot for safety while the work was underway.
The garage’s restoration also included removing its existing deck coating, which had reached the end of its useful life, and applying a new deck coating to waterproof and protect the driving surface. Removal of the existing coating took longer than expected, and an early winter forced Western’s crews to reopen the garage to traffic and return in the spring to apply the coating.
Western started the project in September 2024 and resumed and completed the garage’s restoration within budget in July 2025. The engineer on the project was Bob D. Campbell.
