Western Specialty Contractors’ St. Louis Concrete Branch recently completed restoration work on the Mississippi Terrace Slab for the Keokuk Housing Authority in Keokuk, Iowa.
Constructed in the 1960s, The Mississippi Terrace is a five-story, 90,956-square-foot tenant building overlooking the Mississippi River. It’s one of the few structures in the country with post-tension cables supporting habitual space. Years of wear and tear and weathering to the exterior post-tension grout pockets have resulted in cracking, spalling and water seeping into the tendons that support the structure.
Western’s concrete experts started the restoration project by patching back exploration openings made the prior year. These openings were initially made to view the deterioration condition on the post-tension cables to ensure that moisture had not settled. If the moisture had settled and corrosion was present, then repairs would have to be completed. This was the next step for the restoration team. Special precautions had to be taken while repairing the PT cables since these were in resident spaces, which were fully occupied at the time.
To complete the project, Western installed a traffic membrane over the south walkway balcony and applied an architectural coating over the exterior grout pockets on the North, East, and West elevations. PSBA was the consultant on the project.
