Western Specialty Contractors’ San Antonio branch completed a concrete repair project at Sandcastle Condominiums in Port Aransas, TX.
Serving as the prime contractor, Western performed a variety of structural concrete repairs throughout the property, including overhead, horizontal and vertical concrete repairs, as well as post-tension (PT) cable re-tensioning. Western worked in coordination with the project engineer, CASA, throughout the repair process.
One of the primary challenges was that the full extent of the concrete deterioration could not be determined until demolition was underway. As crews began removing deteriorated material, they discovered significantly more delaminated concrete than originally anticipated, necessitating additional repairs beyond the initial scope. The existing PT cables were also found to be more deteriorated than expected.
Western carefully documented the newly discovered conditions and coordinated with the engineer to develop and obtain approval for appropriate repair recommendations before proceeding. Change orders were implemented to account for the expanded scope and ensure the additional deterioration was properly addressed.
“Concrete restoration projects often reveal conditions that can’t be fully evaluated until deteriorated material is removed,” said Stephen Cordova, Project Manager at Western Specialty Contractors. “Our team worked closely with the engineer to document what we uncovered, develop the appropriate repairs and keep the project moving while making sure the additional work was completed correctly.”
Through careful cost tracking, coordination and proactive management of the changing site conditions, Western completed the expanded scope while maintaining the project’s performance goals and client expectations.
The project began in December 2025 and was completed in May 2026. Western completed the work on time and within the approved budget, to Sandcastle Condominiums’ satisfaction.
