Western Specialty Contractors’ Orlando, FL Branch Office recently completed waterproofing and façade repairs as part of ongoing maintenance at Vue Sarasota Bay luxury condominium in Sarasota, FL.
Built in 2017 at 1155 N Gulfstream Ave., the 18-story high-rise features 12-foot, floor-to-ceiling windows with sophisticated waterfront views of the bay. The Vue Sarasota Bay Condominium Association is focused on keeping the building in excellent condition and current in a competitive environment. Upon visual inspection, the building’s façade appeared to be in good condition. However, after third-party destructive testing, which tests a specimen to the point of failure to understand its performance, the consultant discovered issues with the sealant adhesion that were attributed to the original application error.
Western was awarded the restoration project, and its waterproofing and façade restoration experts started in March 2023 by removing the perimeter sealants and glazing gaskets at each of the building’s 141 glass windows. Western then installed new perimeter sealants and wet-glazing, sealing the frame’s glass. Western’s experts also replaced over 40 square feet of exterior stucco where it had delaminated from the substrate.
Sealants are the first line of defense against water entering a building, and failed sealants are the number one cause of water issues in buildings.
Western experts recommend inspecting a building’s sealants at least once a year for any signs of deterioration, such as cracking, flaking or missing sealant. When sealant is deteriorating, water can easily seep into a building’s interior, causing unhappy tenants and costly interior damage. If sealant deterioration is present, Western recommends removing and replacing the damaged sealant immediately.
With the exterior façade windows sealed, Western collaborated with the HOA’s consultant to address other issues with the building’s façade that needed repair; additional damage was discovered at the rooftop penthouse structures and the parapet walls.
The decision was made to address an additional contributing factor to water intrusion in the building. To deter future damage, Western’s crews sealed the existing cracks and control joints in the penthouse and parapet walls, then primed and coated the walls with a high-build weatherproof coating system from the base of the counter flashing sealants to the top of the penthouse and parapet walls.
Shane & Associates was the owner’s representative on the project, which was completed without any accidents or incidents, within budget and on schedule to the satisfaction of the Vue Sarasota Bay Condominium Association.
“The Vue is a well-built building, and the curtain wall work helped the building weather the 2024 hurricane season well, only sustaining landscape damage. The building did beautifully,” said Western Project Manager Anthony Santiago.
