Western Specialty Contractors’ Chicago Facades Branch recently restored the façade and upgraded the entrance structure to a professional medical office building in Libertyville, IL

Located at 890 S Garfield Ave., the brick building was constructed in 1980 and features two stories totaling 23,091 sq ft. The building’s entrance structure needed masonry and sealant repairs, with a request to coat the structure to match an existing stucco finish. Facility maintenance firm Lillibridge Healthcare Services, the property’s owner and manager, contracted with Western in October 2025 to perform the work.

Prior to the façade repairs on the entrance structure, the existing name sign and a pair of light fixtures were removed and salvaged for reinstallation. The building’s engineers were utilized to shut off power and assist with the reinstallation.

While the sign and lights were removed, Western performed miscellaneous tuckpointing repairs and replaced approx. 30 damaged bricks. Crews then pressure-washed the entrance structure’s façade and cleaned, primed, painted and resealed lintels at the structure’s south, west and east elevations.

Western’s crews then replaced approximately 210 linear feet of sealant at the window perimeters and vertical facade joints. Finally, Western applied two coats of Sika Thorolastic 750 (Rough Texture) — a 100% acrylic, water-based elastomeric waterproof coating — to the existing brick and stucco to change the look of the entrance structure.

Crews also completed repairs of the horizontal concrete at the entrance and installed a new detectable warning surface.

Challenges on the project included working at an entrance that was in use 24/7, and waiting for the rough-texture coating to be manufactured and shipped in time for the project to be completed before outside temperatures dropped below 41 degrees.

Western completed the project on Nov. 17, 2025, within budget to the satisfaction of the customer, who commented, “The job turned out great; we are really happy. It was great working with you, and we will absolutely keep you in mind for our next project.”
