Western Specialty Contractors – Washington, DC, recently completed concrete repairs to a Target store parking garage and plaza in Rockville, MD.
Located at 5700 Bou Ave., the concrete parking structure, pedestrian bridge, and plaza leading to the Target entrance had extensive damage from heavy traffic and weathering. Western’s concrete restoration experts, along with project engineer Walker Consultants, developed a plan to make the necessary repairs while minimizing disruption to the store’s customers.
Made of concrete and steel, parking garages provide visitors and their vehicles shelter from the elements and often provide access to housing or office space. However, protecting the structure itself from the constant onslaught of environmental stressors and wear and tear comes with its own challenges.
Vehicles regularly entering parking garages leave water, oil and muck behind. Not to mention salt and de-icers tracked during the winter months that can corrode the structure’s concrete and steel support system. Routine maintenance on a parking structure is recommended to avoid costly repairs and restorations that can be disruptive to tenants and cause unexpected costs and safety concerns.
At the Target parking structure, Western’s craftsmen replaced the T to T joint sealants, plus the perimeter cove and wash joints and made concrete repairs at the washes and tee flanges. Western then applied a concrete floor sealer at the washes and tee flanges, reapplied a traffic coating on the ramp, and reset the floor drains for proper drainage. Western’s crew worked in stages around the busy parking garage to minimize disruption to vehicle and pedestrian traffic.
For the pedestrian bridge and plaza repairs, Western’s crew diligently erected scaffolds to protect pedestrians and provide access to underneath the bridge. Once the work area was safe and secure, Western removed the topping slab on the pedestrian bridge and replaced its waterproofing system and expansion joint. To complete the project, Western added new concrete curbs, topping slab and pavers for a seamless, attractive new plaza.
The project started in November 2022 and was completed in October 2023 on time and within budget.
